This is the Tip of Borneo, or Simpang Mengayau
as the locals it. This dramatic peninsula is
at the northern tip of Sabah; the Land Below the Wind. The beach is
relatively untouched, with crystal clear water and soft white sand. It is
about 180 km north of Kota Kinabalu and about half and hour's drive from
Kudat, a small idyllic town with fresh and inexpensive seafood. A good investment.

The subject property is an rectangular in shape
with the widest side facing the beach. Even though it is the 2nd lot from
the sea, it is on a small hill with the first lot on flat ground. The white
arrows shows how wide the frontage is. It is currently planted with coconut
