The subject property is an agriculture land located within the locality of kampung Minyak. It is near to KIKEH oil palm plantation. With the current winding road it takes about 2.5 hours from Kota Kinabalu to reach the land by car. It is about half an hour from the Tip of Borneo, which is a tourist destination. There are semi-permanent dwelling houses along the main road and the land is 500 metres off the main road. The subject property is not far from the Sikuati river. Sikuati town is located about 4 km to the north-east while the Sikuati Beach is about 2.5 km to the north. The land is planted with coconut trees.

Other than using the land for business relating to river-sea tranportation, this land has the potential for tourist related business too. There is a homestay programme in Kampung Minyak. This kampung was so name because oil was discovered here and today you can still can visit the famous pools of oil there. There is a mangrove forest to the north-west and a sandy beach (Terongkongan Beach) to the west. The beaches here are generally very clean.
