The subject property is located along the old Gombak-Bentong trunk road. However, the road is much higher that the land now and the current access is about 800 metres away where the road and the land is about the same level. However, the owner claim the access is through government (road) reserve. It may be possible to construct a road direct from the trunk road to the subject property. The land is flat and the top soil is sandy in nature. From the look of the vegetation which is quite barren , the soil is not fertile.

This is the river bordering the land. It is about 50 feet wide with many boulders and the water looks clear. This may be the real value of the subject property as not many land borders such a big and "clean" river.
